Corroded galvanized lines, running toilets, failed shutoffs and whole-house repipes for homes built when Randolph was young.
Universal City plumbersKeeping Older Universal City Homes Running Well
Most Universal City houses were built decades ago for Randolph families, and the plumbing and ductwork show it. Radiant’s licensed technicians fix what is worn out with the price approved first.
Universal City grew up alongside Joint Base San Antonio-Randolph, and its neighborhoods along Pat Booker Road were largely built between the 1950s and the 1980s to house the people who worked there. That gives the city a specific character: single-story ranch homes on slabs, original galvanized supply lines and cast iron drains in many of them, water heaters in the garage, and ductwork in low attics that has never been sealed. Newer homes exist at the edges, but the core of the city is older than most of the San Antonio suburbs around it.
Radiant has served San Antonio since 1999, and Universal City is minutes from our office on the northeast side. The calls we take here most often are water heaters that have rusted quietly for fifteen years, low pressure and brown water from corroded galvanized pipe, drains that back up because the cast iron underneath has scaled or cracked, and air conditioners that cannot cool the back bedrooms no matter how low the thermostat goes.
Every visit is a licensed, background-checked, bonded technician who explains the problem plainly and gives you a written price before any work begins. Military families on a timeline, retirees who have owned the house since it was new, and landlords with a rental near the base all get the same treatment: honest options, no pressure, and the Home Comfort Guarantee behind the work.
The repairs an older house needs most, plus replacements when the original equipment is finally done.

Galvanized steel supply lines. Standard when much of Universal City was built, and now mostly past their useful life. The pipe rusts from the inside, narrowing until pressure drops and water runs brown after a few days away. Patching one section usually just moves the next leak. A whole-house repipe is a bigger job, but in a single-story slab home it is often less disruptive than people expect, and we price it honestly against continued repairs.
Cast iron drains. Under the slab, the original cast iron has spent decades scaling and corroding. Slow drains everywhere, recurring clogs and a sewer smell in the yard all point to the line. We camera it before recommending anything, because the answer might be a spot repair rather than a replacement.
Original ductwork. Low attics, undersized returns and duct joints that were never sealed explain why the back of the house never cools. Sealing and balancing the ducts often solves more than a new unit would.
Garage water heaters. Out of sight and easy to forget until the pan overflows. An annual flush and a look at the anode rod add years; a tank past fifteen is a replacement conversation.
Clay and freezes. The soil moves with the seasons, stressing slab plumbing and sewer joints. In February 2021, garage heaters and hose bibs froze across the northeast side. Insulation and a working shutoff valve are cheap insurance.

If you are seeing the symptoms, the honest answer is sooner rather than later. Low pressure that gets worse each year, rusty water after a trip, and pinhole leaks that keep appearing in different places all mean the pipe is corroded through most of its wall. Each patch buys months, not years. A repipe in a single-story slab home usually runs through the attic and walls with minimal disruption, and it resets the clock on the whole system. We will inspect the existing pipe, show you what we find and price a full repipe against a targeted repair so you can decide with real numbers. Financing is available.
Yes. We see a lot of Universal City families selling on a military timeline, and the process is built for it. Book a plumbing inspection and an HVAC check early, and you will have a written list of what needs fixing before the buyer’s inspector finds it. Every quote is written, honored for 72 hours, and free of hidden fees, so it works cleanly with a closing schedule. If the buyer’s inspection turns up something after that, call us and we will get it on the schedule. Our 24/7 availability means a last-minute repair does not have to wait for a weekday.
Almost always the ducts, not the unit. In a mid-century ranch house, the ductwork runs through a low attic that hits 140 degrees in summer. The rooms farthest from the air handler get air that has leaked out at every unsealed joint and picked up attic heat along the way, while the thermostat near the front of the house is satisfied and shuts the system off. Adding a bigger unit makes that worse. We measure airflow at each register, find the leaks and restrictions, and fix the ducts. If the equipment itself is at fault, we will say so and quote the repair upfront.
At fifteen years in Universal City water, it is well past the age most tanks fail, and the way they fail is by rusting through and flooding the garage, sometimes into the house. A few checks tell us how much time it has: rust at the fittings, rumbling when it heats, discolored hot water, and the condition of the anode rod. If it is sound, an annual flush can keep it going a while longer. If it is not, we will price a replacement and let you choose the timing rather than the tank choosing it for you. Either way, you get the answer and the price before we do anything.
