San Antonio Plumbing

Three Kinds of San Antonio Houses, Three Kinds of Plumbing Trouble

San Antonio plumbing problems sort themselves by neighborhood. In the older streets near downtown, in Monte Vista, Tobin Hill and King William, we still find galvanized steel supply lines choked down to a pencil-width opening and cast-iron drains that have been rusting since before the Tower of the Americas went up. Many of those houses sit on pier-and-beam, which makes a repipe easier than it sounds.

The 1960s through 1980s ranch homes inside and just outside Loop 410 are slab-on-grade, with copper and cast iron running under the concrete. The clay under much of the city swells when it rains and shrinks in a drought, and every cycle works on those pipes. That is where most of the slab leaks we find are hiding. Out past Loop 1604, in Stone Oak, Alamo Ranch, Schertz and Cibolo, the houses are newer and the plumbing is plastic, but the water is the same. Edwards Aquifer water comes out of limestone, and it leaves limestone behind in every water heater, faucet and dishwasher it passes through.

Radiant has served San Antonio homeowners since 1999, and our plumbers work under Texas Master Plumber license M-45619. You can read how each service works on our plumbing hub, or call and describe what your house is doing. We have probably seen it on your street.

What San Antonio Homeowners Call About

The Plumbing Calls We Get Most in Bexar County

Some of these are hard water. Some are the soil. A few are the 2021 freeze still collecting on the debt.

  • A warm patch on the tile floor

A hot water line leaking under the slab. The water bill climbs, the floor stays warm, and the clay under the house gets wetter every day it goes unfound.

  • White crust on every faucet and showerhead

Aquifer hardness. It is cosmetic on the fixture and expensive inside the water heater, where the same scale collects on the bottom of the tank.

  • Weak pressure in an older house

In pre-1960s homes it is usually galvanized pipe rusting shut from the inside. In newer ones, a failed pressure-reducing valve or a scaled-up aerator.

  • A toilet that runs at night

A flapper or fill valve worn out by mineral deposits. Small part, big water bill, and a common find on our Care Club inspections.

  • A hose bib that has dripped since the freeze

February 2021 split hose bibs and attic lines all over the city. Some leaked right away. Others waited a season or two to show up as a wet wall.

  • A sewer smell after a hard rain

A dry trap, a cracked vent, or a sewer line that fills with groundwater when the clay saturates. We find which one before anyone starts digging.

How a Visit Goes

From the First Call to a Dry Floor

The same steps on a Tuesday morning in Alamo Heights or a Sunday night in Converse.

  1. Tell us what the house is doing

Call or book online any hour. A warm floor, a dripping heater and a slow tub are three different trucks, so the details help.

  2. We diagnose before we quote

Pressure, flow, the meter, the water heater, the cleanout. A plumber who guesses from the symptom is guessing with your money.

  3. You approve a written price

Itemized, honored for 72 hours, and the same on a holiday as on a weekday. If there is a cheaper fix that will hold, we will tell you.

  4. We fix it, test it and clean up

The repair is run under pressure or full flow before we leave, and the Home Comfort Guarantee stands behind it.

I had Radiant Plumbing replace my tankless water heater, damaged in the Feb. 2021 snowmageddon storm with a new unit. The process was smooth and professional from start to finish. The plumber, James, was extremely knowledgeable and thoroughly explained my options to me. The cost and time to perform the installation were just as estimated. When he was done, James explained how to maintain the system, what service would be needed and how to perform it, and answered all of my engineering geek questions. It was a thoroughly positive experience. I have used several different plumbers in Austin over the past 15 yrs, but my search is over - I will not hesitate to call Radiant next time and would recommend them unreservedly.

8/9/23 Update: I have subsequently used Radiant for a toilet repair, faucet installation (Danny), and drain work (Ezekiel) and they have continued to impress with knowledgeable, friendly plumbers and quality work.

We called Radiant Plumbing after we noticed a water leak in our kitchen. We were in a time crunch and they were able to schedule us quickly, before we left for vacation. They sent their representative, Preston Nichols, and he was excellent to deal with! He was on time, skillful, friendly, and very professional. It turned out to be a problem with our dishwasher but Preston was quick to diagnose it and set our minds at ease. While he was here, we mentioned that our one year-old water heater needed to be flushed. Preston was quick to take care of that, as well, saving us time and money in the process. Radiant charged us almost half the price another plumber quoted us for that service! While Radiant Plumbing isn’t our usual plumber, they gained a new customer. We won’t hesitate to call Radiant again in the future based on our VERY positive experience with them.

Had 3 different systems installed by them approx. 3 years ago for a total of approx $20k. I was quite happy with the install until the year later when they came for a maintenance call and started finding deficiencies in their own install. they wanted extra money to address those deficiencies. Now I am in the process of selling my home and an inspector has found a few items that need to be addressed and they will not even look at the report unless I schedule a $139.00 service call. Very poor customer service.. This company does not stand by their work and would not recommend.

I am revising my review of this business from 1 to 5 stars. After my original review I was contacted by the company's service manager and he made sure that I was taken care off. I had a team of 3 technicians coming to my house to double check the system and make the necessary adjustments. I was very satisfied by their attention to details and professionalism.

San Antonio Plumbing Questions

Do you cover homes outside Loop 1604, in Boerne, Helotes or Schertz?

Yes. Our San Antonio plumbers serve the whole metro, including Boerne, Helotes, Schertz, Cibolo, Converse, Universal City, New Braunfels and Seguin. Pricing does not change by ZIP code, and there are no surprise fees for nights, weekends or holidays anywhere we go. If you are in the Hill Country north of the city, expect more limestone and caliche under the yard, which changes how a water line or sewer line gets repaired, and tell us if the house is on a private well so we bring the right equipment. Our San Antonio service area lists every community we cover.

My house in Monte Vista still has galvanized pipe. Do I have to repipe?

Not always, but it is usually where the conversation ends up. Galvanized steel rusts from the inside, so a pipe that looks fine outside can be nearly closed off, which is why pressure fades and hot water takes forever to arrive in older San Antonio homes. Patching one section of galvanized often moves the next failure a few feet down the line. If the house is pier-and-beam, a full repipe is more accessible than most owners expect. We will scope the piping, show you what is left of it, and give you both prices in writing so you can decide. Details are on our repiping page.

Why does everything in my San Antonio house get a white crust on it?

Because the water comes out of limestone. The Edwards Aquifer that supplies most of San Antonio is very hard, meaning it carries dissolved calcium and magnesium, and those minerals come back out as scale wherever water evaporates or gets heated. The crust on your faucets is the visible part. The expensive part is the same scale building up on the bottom of your water heater, inside the dishwasher and around toilet fill valves. A properly sized water softener stops it at the point of entry, and an annual water heater flush handles what has already collected.

Is Radiant actually based in San Antonio, or dispatched from Austin?

Both cities have their own office and their own crews. Our San Antonio office is at 10927 Wye Dr., Suite 102, and the plumbers who come to your home work under a separate San Antonio Master Plumber license, M-45619. Radiant has served San Antonio since 1999, and Schmidt Mechanical, a longtime local company, is now part of Radiant as well. Our Austin and South Austin offices cover the Austin area, San Marcos included.

What does the Care Club plumbing inspection check in a San Antonio home?

Care Club members get an annual whole-home plumbing safety inspection, and in this city that means looking hard at what hard water and clay soil do over time. We check the water heater for sediment and a spent anode rod, test pressure and the pressure-reducing valve, look for slab leak signs at the meter and on the floor, check toilets for silent leaks, and inspect hose bibs and exposed lines for freeze damage. Membership is $9.99 a month, with no dispatch fees, 5% off repairs and priority scheduling. Details on the Care Club page.

*Offers cannot be combined with other promotions or applied to dispatch fees. No cash value. Must present offer at time of service. Call for details.
