Manchaca plumbersSouth Travis County Service, Without the City Runaround
Manchaca is an unincorporated community, not a city with its own utility department, and homeowners here solve problems by calling a good contractor. Radiant’s licensed plumbers, HVAC technicians and electricians have been that call since 1999.
Manchaca sits in the pocket of south Travis County between Austin’s city limits and Buda, along FM 1626 and the road that Austin now spells Menchaca. It is unincorporated, which means no city hall and, for many properties, no city water or sewer either. Older homes on acreage run on private wells and septic. Newer subdivisions along FM 1626 and Manchaca Road are on utility water with slab foundations and builder-grade equipment. Both kinds sit on ground that shifts between limestone and clay within a few hundred yards.
Radiant works on all of it. The calls we take most from Manchaca are well-system pressure problems, softeners and filtration for hard water, air conditioners that cannot keep up on a 100-degree afternoon, water heaters worn out by scale, and leaks under slabs in the newer neighborhoods. Our licensed electricians handle panels, EV chargers and the shops and outbuildings that come with a bigger lot.
Every visit is a licensed, background-checked technician, an honest diagnosis and a written price you approve before work begins. That price holds for 72 hours, and a Sunday costs the same as a Wednesday. The Home Comfort Guarantee backs every job.

Clear the drainLocal Knowledge
Two kinds of water. Acreage homes around Manchaca often draw from private wells, with a pressure tank in a shed and water that changes with the season. Subdivision homes are on utility water at pressures that can run high enough to need a pressure-reducing valve. Either way, the water is hard, and softening protects everything it touches.
Septic in the country, sewer in the neighborhoods. A septic system changes what should go down the drain and how we approach a repeat clog. We will tell you when a problem is past the house and belongs to the tank or drain field, rather than cable the same line every few months.
Limestone here, clay there. South Travis County is a patchwork. Some lots are rock a foot down; others are expansive clay that heaves and shrinks. That determines whether a slab leak is likely and how expensive digging will be, so we check before quoting.
Older homes with gas and newer homes without it. Many acreage properties run on propane or are all-electric, which makes heat pumps a natural fit when a system is replaced. Newer subdivisions may have natural gas; we service both.
Heat and cedar. The cooling season runs from spring into October, and mountain cedar pollen fills the air each winter. Sealed ducts and good filtration are worth more here than a bigger unit.
Freezes. Wellheads, pressure tanks, hose bibs and pipes in unheated outbuildings froze across Manchaca in February 2021. Insulation before the forecast turns is cheap insurance.
Manchaca is part of Radiant’s everyday Austin-area service territory, between south Austin and Buda.
Save on the work your home needs most.
It affects the paperwork, not the service. Because Manchaca is unincorporated, the permitting authority for most work is Travis County rather than a city building department, and utility water and sewer availability depends on your specific property. Our office handles the permit questions as part of the job, and our plumbers and electricians are licensed for work anywhere in the Austin area, incorporated or not. You call, we schedule, a licensed technician diagnoses the problem and gives you a written price before starting. The Home Comfort Guarantee applies exactly as it does inside the Austin city limits.
Well water in south Travis County shifts with rainfall and drought, so a change in taste, odor or staining is common and worth testing rather than guessing at. We test for hardness, iron and sediment, then match the treatment to the result: a softener for hardness and scale, sediment filtration ahead of it, iron treatment if that is what is staining fixtures, and a reverse osmosis tap in the kitchen for drinking water. We do not sell equipment you do not need; the test tells us what the water actually contains. If the well itself is the issue, we will say so and point you to a pump and well service.
Usually, yes. A heat pump cools exactly like a conventional air conditioner and reverses to heat the house without a furnace or gas line, which is a good match for all-electric Manchaca properties and for homes on propane that would rather not buy it for heating. Modern units handle Central Texas winters well, with electric backup for the rare hard freeze. We size the system for the house, the sun exposure and the attic, not for a chart, and review the ductwork at the same time. Compare options on our Austin heat pump page, and ask about financing when we quote it.
Yes. Radiant’s licensed electricians handle outbuilding work across the Austin area: a sub-panel in the shop, circuits for welders and compressors, exterior lighting, a well-pump circuit, or an EV charger in a detached garage. The first step is checking the main panel and service capacity, because a house built decades ago may not have room for a 60-amp feed to a barn. If it does not, we will show you the options with a written price for each. Everything is permitted and inspected properly, and no work starts until you approve the number.
