Del Valle mixes acreage homes on wells with brand-new subdivisions on black clay. Radiant’s licensed plumbers, HVAC technicians and electricians work in both, with the price approved before we start.
Del Valle is the stretch of southeast Travis County that starts at Austin-Bergstrom International Airport and runs out along State Highway 71 toward Circuit of the Americas and the Colorado River. For a long time it was farmland and homes on big lots, many on wells and septic. That is still true along the back roads. But the last decade has brought subdivision after subdivision to the corridors along SH 71, FM 973 and Ross Road, so a technician here sees a 1970s house on three acres and a two-year-old slab home with an HOA in the same afternoon.
Radiant has served Del Valle from our Austin office since 1999. The single biggest factor in this area is the soil: Blackland Prairie clay that swells in a wet spring and shrinks in a dry summer. It moves foundations, and it cracks the water and sewer lines that pass through them, which is why slab leaks and separated drain lines are the calls we get most. Behind those come air conditioners that cannot keep up in a house with no shade, water heaters at the end of their life, well pressure problems, and, in older homes, wiring and panels that predate everything plugged into them.
Because Del Valle is inside our Austin service area, our licensed electricians work here alongside our plumbers and HVAC technicians. Every call runs the same way: a diagnosis, a plain explanation, a written price you approve first, and the Home Comfort Guarantee behind the work.

Blackland clay, all of it. There is no limestone side to Del Valle. The soil here is expansive clay through and through, which is good for farming and hard on houses. Slabs lift and drop with the seasons, doors stick, and the copper or PVC running through the foundation gets pulled and pinched until it leaks. Sewer lines separate at joints for the same reason. Keeping the soil around the foundation evenly watered in a drought helps; so does a leak check when the water bill moves without a reason.
Two water systems. Homes in the new subdivisions are on a utility or water supply corporation. Older homes on acreage may still be on a private well, with a pressure tank in a shed and a long line to the house. Both sources are hard, and well water may also carry sediment or a sulfur smell. Filtration and softening get sized to the source, not to a catalog.
Full sun and thin shade. Much of Del Valle was open field before it was a neighborhood, so the newer homes have little tree cover and take the afternoon sun straight on. Air conditioners run long hours, attic ductwork bakes, and a system that was borderline on size shows it every August. Sealed ducts and a properly sized replacement matter more here than in an older, shaded part of Austin.
Low ground near the creeks. Onion Creek and the Colorado River both run through the area, and low-lying streets near them have flooded in past storms. Water heaters, furnaces and electrical panels that have been under water need inspection before they go back into service.
Freezes. February 2021 hit exposed lines, well heads and attic water heaters across southeast Travis County. Insulation and a shutoff you can find in the dark are the practical defense.

Yes, and the doors are the warning. Clay that dry is shrinking away from the foundation, and the slab is settling with it. The water lines that come up through the slab and the sewer line that leaves under it are pulled along for the ride. Copper can kink or rub through against the concrete; PVC drain joints can separate. Warning signs are a water bill that rises with no visible leak, a warm spot on the floor, a drain that has slowed down or a faint sewer smell after rain. We locate a slab leak with acoustic and pressure equipment and camera the sewer line, and you get a written price before any concrete is cut. Often the fix is one section, not the whole line.
Check your builder warranty first. Most new homes come with a period of coverage on workmanship and systems, and if the failure is inside that window, using it costs you nothing. Read the terms, because the plumbing, HVAC and electrical coverage often runs for a different length of time than the structural coverage. Once the warranty has ended, or for anything it does not cover, call us. We are familiar with the builder-grade water heaters, pressure regulators and condensing units that go into these houses, and we carry the parts that fail first. If you want a baseline before the warranty runs out, a Care Club inspection documents the condition of everything while there is still time to make a claim.
On a well, pressure that surges and drops in a cycle usually points to the pressure tank or the pressure switch. A tank that has lost its air charge makes the pump kick on and off constantly, which is hard on the pump and shows up as pulsing at the shower. A worn switch does something similar. On a utility or water supply corporation line, the same symptom is more often a failing pressure-reducing valve at the house. Our plumbers test at the tank, the switch and the regulator and tell you which one it is. We service the house side of a well system; if the pump itself is failing, we will say so rather than sell you a part that will not fix it.
Do not just relight it and hope. A gas water heater whose burner and control valve have been under water needs those parts replaced; manufacturers are consistent on that, because corrosion inside a flooded gas control can fail later, not right away. An electric heater with wet elements and thermostats needs the same scrutiny. An outdoor AC unit that was submerged needs its electrical components inspected before it is powered up, and any outlets, disconnects or a panel that were under water need a licensed electrician’s inspection. We check all of it, tell you what is safe to keep, what needs replacing and what the cost is, and you decide. Our safety repair page covers the plumbing side in more detail.
