Tarrytown plumbersCareful Work for Tarrytown’s Older Homes
Between Mopac and Lake Austin, most houses carry decades of plumbing, wiring and add-on air conditioning behind the walls. Radiant’s licensed technicians know how to work in them without tearing them apart.
Tarrytown is not a separate town. It is one of Austin’s original neighborhoods, west of Mopac and running down to Lake Austin, settled long enough that one block can hold a 1930s cottage, a 1950s ranch that has been remodeled three times, and a brand-new custom home on a teardown lot. Live oaks and pecans shade all of it, and their roots reach the sewer lines underneath.
Radiant has served Austin since 1999, and Tarrytown calls tend to be about age rather than weather. Cast iron drain lines that have rusted thin. Galvanized supply pipe that has choked the water pressure down to a trickle. Central air conditioning that was squeezed into a house built for window units and an attic fan, with a closet air handler and a return that is too small. Electrical panels that were fine for a 1950s kitchen and are not fine for a 2020s one. Our Austin plumbers, HVAC technicians and electricians all work here, so one call covers whichever system failed.
We work carefully in old houses. A licensed, background-checked technician looks at what is actually in the walls, explains it plainly, and gives you a price before anything is opened up. You approve it first. If a section repair will do the job, we will not push a whole-house repipe. That is the Home Comfort Guarantee, and it means the same thing on Windsor Road as it does anywhere else in Austin.

Better airLocal Knowledge
Plumbing from another era. Houses built before the 1960s here often still have cast iron drains and galvanized steel supply lines. Cast iron scales and rusts from the inside until a section cracks; galvanized narrows until the shower is a dribble. We camera the drains and pressure-test the supply before recommending anything, and a repipe is only on the table when patching has stopped making sense.
Trees and sewer laterals. The live oaks that make the neighborhood are also why sewer lines back up. Roots find every joint in an old clay lateral. A camera inspection shows whether cutting the roots will hold or whether a section needs lining or replacement.
Cooling that was added later. Many of these houses were built for breezes, not compressors. Central air came in through closets, low attics and creative duct runs, which is why rooms at the end of the run stay warm. Sealing the ducts, fixing an undersized return or adding a ductless mini-split to an addition often beats simply buying a bigger unit.
Wiring and panels. A 1950s panel was never meant to run two ovens, a tankless heater and a car charger. Before a remodel or a big appliance purchase, an electrical panel evaluation saves a surprise later.
Limestone and pier-and-beam. West Austin sits on rock, so foundations here move less than on the clay east of I-35, but crawlspaces mean exposed pipe. That pipe is what froze in February 2021. Insulating it and knowing where your shutoff is are cheap insurance.

Not necessarily. Cast iron fails unevenly: the horizontal runs under the house and the sections near the kitchen usually go first, while vertical stacks can be fine for years. We put a camera through the whole system and show you the video, so the decision is based on what is actually there. Options run from clearing and monitoring, to replacing one bad section, to coating the inside of the pipe where digging would wreck a finished floor, to a full drain repipe. You get each option priced before we start, and we will tell you plainly which one we would choose for our own house.
Yes. A ductless mini-split is usually the right answer for a detached garage apartment, a converted porch or a second-floor addition in an older home. It needs a small wall-mounted head inside, a compact outdoor unit, and a three-inch opening for the line set, so nothing has to be threaded through 1940s framing. It also runs on its own thermostat, which matters when the addition faces west and the rest of the house does not. We size it for the actual square footage and sun exposure. Details are on our mini-split page, and financing is available.
Often, yes, and it is better to find out before the cabinets are ordered. Many houses here still run on 100-amp panels, and some on less, with additions wired in over the decades. A modern kitchen with an induction range, a double oven, a dishwasher and a microwave on dedicated circuits can push a panel past what it can safely deliver. Our licensed Austin electricians evaluate the panel, the service coming in from the street and the grounding, and tell you if the panel needs a full replacement or if added circuits will do. Electrical work in Austin is permitted and inspected, and we handle that.
Roots. Spring is when the live oaks and pecans push new growth, and their roots go looking for water in the joints of an old clay or cast iron lateral. Each year they come back thicker. Cabling the line clears the blockage, but if roots are the cause, we recommend a camera inspection the same visit so you can see how much of the pipe is compromised. Hydrojetting scours the line cleaner than a cable, and lining or replacing the worst section ends the annual routine. Our drain work carries a no-backup promise: if it backs up again and it is related to our work, we come back at no charge.
