Spicewood plumbersLake Travis and Hill Country Homes, Serviced Properly
Spicewood homes sit on limestone above Lake Travis and the Pedernales, often on wells, septic and propane, sometimes empty for weeks at a time. Radiant’s licensed plumbers, HVAC technicians and electricians plan for all of that.
Spicewood is an unincorporated stretch of Hill Country along SH 71 west of Bee Cave, running from the Pedernales River up to the arms of Lake Travis. It is lake houses and weekend places, custom homes on acreage, ranchettes down long caliche driveways and a few newer gated communities. Very little of it is on city water or sewer. Most homes draw from private wells or small water systems, run on septic, and heat with propane or electricity rather than natural gas.
That changes the service call. A leak on a Spicewood property might be a quarter mile of line between a wellhead and the house. A drain problem might belong to the septic tank rather than the kitchen. A weekend home that sat empty through a hard freeze can have a burst pipe nobody found for two weeks. Radiant’s plumbers handle well pressure systems, softeners and filtration, propane-fed appliances and long-run leak location. Our HVAC technicians keep cooling up on full-sun hillside lots, and our licensed electricians handle panels, generator connections and the boat docks, shops and guest casitas that come with lake life.
Every visit is a licensed, background-checked technician, a plain explanation and a written price before any work. That quote is honored for 72 hours, a Sunday costs what a Tuesday costs, and the Home Comfort Guarantee backs every job.

Clear the drainLocal Knowledge
Wells, small water systems and no sewer. Most Spicewood homes are off municipal water and sewer entirely. That means a pressure tank and switch instead of a meter, water quality that shifts with drought and rain, and a septic system that cares what goes down the drain. We work on the house side of the well, size softeners and filtration to what a test actually shows, and tell you when a drain problem belongs to the tank or drain field.
Limestone everywhere. Trenching is slow and expensive on these lots, so we lean on acoustic leak location and camera inspections before anyone digs, and talk through trenchless options when a line has to be replaced.
Propane, not natural gas. Water heaters, ranges and furnaces here usually run on propane. Our plumbers are licensed for gas line work on propane-fed appliances, and when equipment is replaced, an all-electric heat pump is often the simpler long-term choice.
Empty houses and hard freezes. A lake house that sits empty in February can freeze and leak for weeks before anyone notices. Knowing where the main shutoff is, insulating exposed lines and wellheads, and having someone check the house after a February 2021-style front are the cheapest insurance there is. Burst pipe repair is a call we take every winter out here.
Sun, wind and outages. Hillside homes get sun on every wall and lose power when storms hit rural lines. Right-sized cooling, sealed ducts and a generator connection keep a house livable, and keep the well pump running, when the grid does not.
Spicewood is part of Radiant’s Austin-area service territory, west of Bee Cave along SH 71.
Save on the work your home needs most.
Start with the main shutoff. If you know where it is and it actually closes, you can shut the water off and open a low faucet to drain the lines before a forecast freeze, which removes most of the risk. Beyond that, insulate the wellhead, pressure tank, hose bibs and any pipe in an unheated crawlspace or garage, and leave the heat set low rather than off. If you would rather not do it yourself, we can winterize the house on a scheduled visit and check the shutoff valve while we are there. If the worst happens, our plumbers handle burst pipe repair 24/7, at the same price on a holiday weekend as any other day.
Often, yes. That sulfur smell usually comes from hydrogen sulfide or from bacteria reacting with the anode rod inside the water heater, and the fix depends on which one. If the cold water smells too, it is the well water and needs treatment at the point of entry. If only the hot water smells, the water heater is the culprit, and swapping the anode or flushing the tank usually solves it. We test first and match the treatment to the result, whether that is filtration, a softener or a heater service. We work on the house side of the system; if the issue is down the well itself, we will tell you and point you to a pump company.
Yes. Propane-fed water heaters, furnaces and ranges are standard in Spicewood, and our plumbers and HVAC technicians work on them regularly. We repair and replace propane water heaters, service and inspect propane furnaces before winter, and run and pressure-test the supply lines for new appliances. We do not fill or service the propane tank itself; that stays with your propane supplier. When a propane unit reaches the end of its life, we will also show you the all-electric option, a heat pump or an electric water heater, with an honest comparison of what each costs to run.
It comes down to how long outages run and what you need to keep on. A portable generator with a proper transfer switch and inlet can carry a well pump, a refrigerator, some lights and a few circuits, and it is the lower-cost option if you are home to start it. A standby generator starts itself, runs on your propane and can carry the whole house, which matters for a lake home that may be empty when the power fails. Our licensed electricians install both and will quote each in writing so you can compare. Read more on our generator page, and ask about financing if a standby unit is the right choice.
