Plumbing, HVAC and Electrical for Hutto’s Newest Neighborhoods

Hutto is the town with the hippos: concrete ones on the corners downtown and a mascot the whole city has adopted. It is also one of the fastest-growing small cities in Texas. A generation ago it was a farm town on US 79 east of Round Rock. Now the subdivisions run from Old Town out to the SH 130 toll road and beyond, almost all slab-built single-family homes from the 2000s onward, sitting on the black clay of the Blackland Prairie.

Radiant has served Hutto since 1999, and the calls here are what a young housing stock produces. Builder-grade water heaters that start leaking at year ten. Condensers that lose a capacitor the first 100-degree week. Pressure regulators that fail and let the pressure climb. Water hard enough that a house without a softener shows scale on every fixture within a year. And the clay underneath, which moves the slab a little every season and, over time, the water and sewer lines inside it, which is why slab leak detection is a regular Hutto job. Old Town, with its early-1900s homes near the railroad, brings the opposite problems: aging pipe, small panels and retrofit ductwork.

Hutto is inside our Austin service area, so our licensed electricians work here along with our plumbers and HVAC technicians. Every visit runs the same way: a background-checked technician diagnoses the actual problem, explains it plainly and gives you a price before starting. The Home Comfort Guarantee stands behind the work.

  • Builder-grade specialists We know which parts the volume builders installed and which ones fail first, and we carry them on the truck.
  • Clay-soil plumbing Slab leaks and shifted sewer joints located with equipment, not guesswork, before anyone cuts concrete.
  • Three licensed trades Plumbing, HVAC and electrical from one company, with the same upfront price and guarantee on each.

What Hutto Does to a New House

Blackland clay under every slab. Hutto sits on the Blackland Prairie, and the soil is deep, expansive clay. It swells after rain and shrinks in a dry summer, and a slab foundation rides up and down with it. Over a few years that movement stresses the copper or PEX inside the slab and the PVC sewer line under it. Sticking doors and drywall cracks are the early signs; a rising water bill or a slow drain after a drought means it is time for a leak check. Watering the soil around the foundation evenly in August is not a myth. It helps.

Everything the same age. A Hutto subdivision goes up in a few years with the same water heaters, the same condensers and the same pressure regulators on every street. Those parts have a service life, and when it ends, it ends for the whole neighborhood at once. We know what is in these houses and carry the parts that fail first.

Hard water. Water here carries enough dissolved limestone to scale a water heater, spot glassware and wear out faucet cartridges early. A softener is the upgrade that pays for itself fastest in a new Hutto home, and a yearly heater flush clears what has already built up.

Tight houses, hot attics. New construction is sealed well, which is good for the power bill and bad for humidity and dust if the system is not set up for it. The air handler and often the water heater sit in an attic that tops 130 degrees, where condensate lines clog and duct joints bake loose. A drain pan with a working float switch, sealed ducts and a good filter matter more in these homes than in an older, draftier one.

Open ground, real weather. Hutto gets the full force of spring storms and summer sun, and the winter freeze of February 2021 broke attic tanks and exposed lines across the city. Insulate what is exposed and know where your shutoff is.

Hutto and Eastern Williamson County

Hutto, Star Ranch and the US 79 corridor, with Round Rock and Pflugerville to the west and Taylor to the east.

Frequently Asked Questions

Our new Hutto house is plumbed with PEX. Is that good or bad, and what actually fails on it?

Mostly good. PEX is flexible, handles freezing better than copper and has fewer joints hidden in walls, which is why nearly every new Hutto home has it. What fails is rarely the pipe itself. It is the fittings: crimp rings that were not fully seated during construction, and some older brass fittings that corrode in hard water. It also degrades in sunlight, so a run left exposed in a garage or attic near a vent will get brittle. Leaks show up at the manifold, behind the water heater or at a fixture stub-out. Our plumbers repair PEX with the right tools for the system in your house, and if a fitting type is known to be a problem, we will tell you which ones to watch. More on our water lines page.

Our HOA wants the outdoor AC unit screened with a fence or shrubs. Will that hurt the system?

It can, if the screen is too close. A condenser cools your house by pulling air through its coil and blowing the heat out the top, and it needs open space on every side to do that: a couple of feet around the sides and clear sky above are the general rule, and the manufacturer’s manual gives the exact numbers for your unit. A lattice fence set back properly is fine. Shrubs planted tight against the coil, a solid enclosure or anything hanging over the fan will make the system run hotter, longer and shorter-lived. Before you build, we will measure your unit’s clearances so you can meet the HOA’s rule without paying for it in July. We also check the coil for the grass clippings and cottonwood fluff that screens tend to trap.

Is whole-home surge protection worth it in a newer Hutto home?

We think so, and newer editions of the electrical code agree, which is why many new homes now include a surge protective device at the panel. Hutto gets a lot of lightning-heavy spring storms, and the long power lines across open ground pass flickers and surges into the house. A new home is full of things a surge can kill: the control board in the air conditioner, the electronics in a tankless water heater, the smart thermostat, the induction range, the garage door opener. A panel-mounted surge protector takes the hit first, and it is a modest job for a licensed electrician. If your house has one already, we will confirm it is still working, because they wear out after absorbing enough surges. Details on our electrical installations page.

Everything in our house is builder-grade. What is worth upgrading first: the softener, the thermostat or the water heater?

The softener, if you do not have one. Hard water is the thing quietly shortening the life of everything else on your list, including the water heater you would otherwise be upgrading. A properly sized softener is the one purchase that protects the others. Second, a smart thermostat and a better filter, because they are inexpensive and they cut the runtime on a system that is going to work hard regardless. The water heater comes last: a builder-grade tank does not need replacing until it is near the end of its life, usually around year ten to twelve, and when it does, that is the time to consider a tankless or a larger tank. We will give you straight answers on all three without a sales pitch.

Our 18 year old HVAC system finally gave out this past week, so we reached out to Radiant to see what could be done. They sent a tech out named Bryan the same day, and he did a great job looking over the entire HVAC system. He was friendly and helpful in explaining everything that he saw, and our options moving forward. We decided to replace the entire system, so we met with Jacob (same day thankfully) to find the best HVAC system for our needs. Jacob was friendly, professional, and did a great job explaining the different options on offer. Radiant was able to set-up next day install, which was much appreciated, because the temps were still going to be cold in the coming days.

The install team consisted of Carlos and Pablo, who were very courteous and professional, and were kind enough to answer any questions I had regarding the install. They did a great job installing our new HVAC system, and were tidy which is always appreciated! Before they left, they explained everything that had been done, and showed me photos of the work.

Our entire experience from start to finish was great. I appreciate that they send photos of who is coming to your home too. Friendly, kind, professional team members, and good work all the way around. Thanks Radiant!

I had Radiant Plumbing replace my tankless water heater, damaged in the Feb. 2021 snowmageddon storm with a new unit. The process was smooth and professional from start to finish. The plumber, James, was extremely knowledgeable and thoroughly explained my options to me. The cost and time to perform the installation were just as estimated. When he was done, James explained how to maintain the system, what service would be needed and how to perform it, and answered all of my engineering geek questions. It was a thoroughly positive experience. I have used several different plumbers in Austin over the past 15 yrs, but my search is over - I will not hesitate to call Radiant next time and would recommend them unreservedly.

8/9/23 Update: I have subsequently used Radiant for a toilet repair, faucet installation (Danny), and drain work (Ezekiel) and they have continued to impress with knowledgeable, friendly plumbers and quality work.
