Full-sun lots and 130-degree attics push Manor systems to the limit. We find the fault, quote the fix and restore the cool.
AC repair in ManorBlackland Prairie Homes, Handled Right
Manor grew from a railroad town on US 290 into one of eastern Travis County’s busiest suburbs, and its new homes sit on some of the most active clay in the region. Radiant’s licensed plumbers, HVAC technicians and electricians know what that does to a house.
Old Town Manor, with its brick storefronts along the rail line, is a small fraction of the Manor that exists now. Since the mid-2000s, subdivisions have spread in every direction from US 290 and SH 130, from the golf-course lots of ShadowGlen to the starter-home neighborhoods filling in toward the Travis County line. Nearly all of it is slab-on-grade construction on Blackland Prairie clay, with builder-grade air conditioners and water heaters that are now reaching the age where things go wrong.
That is the work Radiant does in Manor most: AC systems that run all afternoon and never catch up, upstairs bedrooms that stay hot, slab leaks once the clay has moved a foundation for a decade, and water heaters scaled up by hard water. Our licensed electricians handle panel capacity, EV chargers and the extra circuits a growing household keeps adding. In the older homes near downtown, we also deal with cast iron drains and galvanized water lines that predate everything around them.
Every call gets a licensed, background-checked technician who explains the problem plainly and gives you a written price before starting. That quote holds for 72 hours, weekends cost the same as weekdays, and the Home Comfort Guarantee stands behind the work.

Blackland clay. Manor is squarely on the Blackland Prairie, where the soil swells after a wet spring and cracks open in August. Slabs ride that movement, and the copper or PEX lines under them eventually chafe and fail. Doors that stick, hairline cracks at the corners of windows and a warm patch on the floor are the early warnings. Leak detection before the floor floods is far cheaper than after.
Sewer lines that shift. The same movement separates joints in the sewer line between the house and the street. Repeated slow drains after rain are the clue, and a camera inspection shows exactly where the line has bellied or broken.
No shade, hot attics. Most Manor subdivisions are young, so the trees are small and the sun hits every wall. Attic temperatures climb past 130 degrees, which cooks the upstairs system and its ductwork. Sealed ducts and adequate insulation matter as much as the equipment.
Hard water. Scale builds on water heaters, tankless units and fixtures across eastern Travis County. An annual flush and a softener protect the appliances you paid the most for.
Panels at capacity. Homes built with a standard panel now carry EV chargers, home offices and a second refrigerator. Our electricians assess capacity before adding load.
Freezes. Attic water heaters, hose bibs and lines on the north wall are what froze in February 2021. Insulating them is inexpensive.

Save on the work your home needs most.
Sometimes it is both, and the order matters. On Blackland clay, a slab leak saturates the soil under one part of the foundation, that soil swells, and the slab lifts unevenly, which cracks drywall and sticks doors. A warm spot on the floor points to a hot water line leaking under the slab. We test the plumbing first: isolating the hot and cold sides, watching the meter and using listening equipment to find the exact location. If it is a leak, fixing it stops the soil movement, and often the cracks close on their own. If the plumbing tests tight, we will tell you honestly that a foundation company is the right next call.
Running all afternoon on a 103-degree day is normal; never reaching the set point is not. In Manor the common causes are a dirty or leaking evaporator coil, low refrigerant from a slow leak, ductwork in a scorching attic that leaks a share of every cubic foot of cooled air, and undersized return air in a two-story home. Sometimes it is a system that was sized for the plans rather than for a house with a west-facing wall of windows and no shade tree. We diagnose the actual fault, quote the repair and, if the unit is old and the repair large, show you replacement numbers beside it so you can decide without pressure.
On clay soil, heavy rain often points to the sewer line rather than the drains inside the house. When the ground saturates, a line that has separated at a joint or sagged into a belly takes on groundwater and cannot carry waste as fast as usual, so everything backs up until the soil dries. Roots find those same separated joints. We run a camera through the line to see exactly what is happening and where, then quote the repair, which may be a spot repair, a section replacement or a trenchless liner. Clearing the clog alone would only buy you until the next storm, and our no-backup promise means we would rather fix the cause.
Often, but we check before promising. A newer Manor home typically has a 200-amp panel, which leaves room for a Level 2 charger circuit in most cases. What eats the margin is everything else that has been added since move-in: a hot tub, a workshop, a second refrigerator or an electric range swap. Our licensed electricians run a load calculation, confirm the panel has space and capacity, and quote the charger installation in writing. If the numbers do not work, we show you the panel upgrade option with its own price rather than surprising you mid-job. No electrical work begins until you approve.
