I thought we might get up to 30 years or so, but 47!? That is one old water heater. It was a gas heater by Rheem. The owner Mr Pool said he never ran out of hot water, and doesn't remember ever having it worked on. He did mention that he did flush it (are you flushing yours?). So many heaters fail that are only 6-8 years old, this is just incredible. So Congratulations! You get a Rinnai water heater free! </p>
<p>Our oldest electric water heater&nbsp; turned out to be 30 years old. Very old indeed. Harriet will be receiving a free instillation on a High Efficient State water heater. She gets to look forward to lower electric bills, and peace of mind that a 30 year old monster isn't going to flood her house.</p>

<p>Just when you think things cant get any more Star Trek....</p>
<p><strong><span style="font-size: 18px;">I just installed a Moen iO Digital Vertical Spa at my house.</span></strong> Pretty cool! We love it. The installation was very simple. Moen has come up with a really cool quick connection fitting for connection piping to the digitally controlled valve. Other than a couple of wires, there isn't a whole lot of extra work for the plumber. We were able to install this unit with very little need to use the instructions. We have installed a couple of the Kohler digital shower valves, and they are a quite a bit more complicated. The iO Digital is a straight up shower valve. Kohler digital shower valves have the ability to run your music, steam, and lighting but,We have had quite a few bugs with the Kohler systems. Once we get them worked out, they seem to work great, but calls to the tech support, and the waits for replacement parts get a pretty old.. <strong>My first Moen digital experience has been <span style="color: #002060;">nothing but positive</span>.</strong> </p>
<p><span style="font-size: 18px;"><strong>So, you just push a button!</strong></span> The shower pops on and takes you to your last setting (or a pre-set). The hot-cold dial has very cool red-blue illuminated indicators that let you know at a glance how hot your water is. Besides the illuminated display, the control display has the actual degree displayed. That is pretty cool as well. The illuminated dial flashes if the valve is unable to deliver your requested temperature. I will say that this happens pretty much every time you turn off-on a function (rain head, body spray, hand shower). If I had a suggestion to Moen it would be to tighten up the temperature control. Tankless water heaters can deliver hot water at an extremely accurate temperature regardless of pressure, and flow changes, so we know that it's possible. Don't get me wrong. It is not a big deal. You turn on the hand shower, and there may be a four degree temperature drop on the other functions for a few seconds. No scalding or freezing just a noticeable drop in temperature.</p>
<p>An advantage of the digital control is the clean look. <strong>This one control is replacing 5 valves!</strong> Some of the elaborate master shower systems we do look more like an old battleship boiler room. Another advantage is it is very clear what head your are turning on. With the boiler room style shower, you have to experiment with each valve to find the one that turns on the function that you are looking for.</p>

The first thing I notices was the Moen Rainshower Showerhead. It feels great.<br />
A weakness of many of the showers I work in seems to be the hand shower. They always seem to have week performance. Moen seems to&nbsp;have this dialed in pretty well too. The pressure is great out of the hand shower, and has some great functions as well. Body sprays, well yeah, they are nice. <strong>Did mention that the thing comes with a remote?</strong> This is for the extremely lazy that can't afford any energy to lift up their&nbsp;finger to press a button. The paperwork says that you can start the shower from your bed. This is a fact. You can. I have. Then I asked myself why. I will throw no stones If it makes you happy to turn the shower on from bed, we have the thing for you!</p>

<p>We wonder at times what people must think if they hear kids and dogs in the background when booking their service call. While we strive to create a “professional” atmosphere, this is a Mom and Pop’s business in every sense. 4 kids and 2 dogs definitely add to the excitement around here!<br />

<p>Our kids have learned from observation what a good employee is and the respect they earn from us. They have also seen the bad and the consequences. You know your kids are not leading a normal life when their conversation in the backseat of the car is related to an interview they sat in on or their favorite TV show, The Apprentice.<br />

</p>
<p>I do think having them in and out of this office has helped us make better hiring decisions. With each new hire we have to ask ourselves whether or not we want this person hanging around our kids every day. If the answer is no, then we don’t hire them. Thus, we are surrounded by employees who we feel great about going into our customer’s homes.&nbsp;</p>
<p>Is it crazy around here at times? You bet! But we wouldn’t have it any other way.</p>

<p><span style="color: #1f497d;">That is a weak attempt at a mole-tunnel joke. I just thought I would share some recent tunnel pictures with you, and got to googling around regarding tunnels here in Austin, and all I can find are stories of this <strong>Tunneling Neighbor Menace</strong>.</span></p>
<p><span style="color: #1f497d;">So, I learn that there has been a little buzz about the East Austin guy that was tunneling under his house. I think everyone just needs to calm down a little. <strong>I suspect he had a problem with his drain pipes</strong>, and was just trying to find them. Obviously 30' is about 27' too deep, but anyone can make a mistake. Right? Personally I am flat out impressed. This guy has some serious work ethic. It may have been a mix of plumbing issues, and that <strong>he is a Lost fan, and wanted a hatch of his own.</strong></span></p>
<p><img alt="" src="http://radiantplumbing.com/Websites/radiant/Images/hatch.jpg" />&nbsp;<span style="color: #1f497d;">'What did he have in this tunnel?" you may ask. As I understand it there was an oxygen acetylene gas tanks (used for a cutting, or soldering torch) , and a few guns (19). The torch lines up with my plumbing-Lost hatch theory, and the guns... Well, rats really like tunnels. We have had a run-in or two with rats, and a shot gun would have been nice to have. Although I am happy that this isn't my neighbor, I still feel for the guy. I just have a soft spot for ambitious people. Once his legal issues are behind him, I hope he comes in for an interview. That would be very interesting.</span></p>
<p><span style="color: #1f497d;">I realised that we never mentioned it before, but <strong>we do tunnel jobs</strong>. There are quite a few houses here in Austin that have deteriorated drain pipes that are beyond repair. In those cases the best thing to do is replace them. Some times the problem is localised in one area. We can ether chip down to get to it, or tunnel. The tunnel option keeps all the work outside, and eliminates any floor (tile, carpet, wood) replacement. If the problem is more widespread, we can re-pipe the house. This is the ultimate peace of mind choice. It is awesome to know that your plumbing system is brand new, and will greatly add to the value of your house. Once the job is finished, the tunnels are filled in, and you are back to life as usual. If you have a drain problem, I would recommend giving us a call. We can identify the problem with our sewer camera. Make a plan to repair or replace the faulty pipe, and keep you off the news.</span></p>

<p>Well it looks like the high efficient toilets are here to stay.&nbsp;<a href="http://www.legis.state.tx.us/tlodocs/81R/analysis/html/HB02667H.htm">House Bill # 2667</a> was signed into law, basically saying that by 2014 all toilets in the state of Texas will be 1.28 gallon flush. That will give the manufactures a little time to change up their lineup to suit the upcoming demand. We have had great success with the <a href="http://www.totousa.com/Products/Toilets.aspx">Toto</a>, and&nbsp;<a href="http://www.us.kohler.com/onlinecatalog/category.jsp?section=2&amp;nsection=2&amp;nsubsection=3&amp;category=13&amp;nitem=cat13">Kohler</a> HE toilets so far, but they have only been available in a few styles. Anyone that remembers the change to 1.6 gallon flush toilets might be a little concerned that this is going to be a disaster. I think not. The manufactures have learned a lot (Thank you Toto) and know how to make a toilet that can really work.</p>

ROLLING MEADOWS, ILLINOIS (AUGUST 4, 2009) - A coalition led by the Plumbing Manufacturers Institute recently helped Texas join California as the second state nationwide to require high-efficiency toilets (HETs) in all new residential and commercial construction. An HET is defined as a water closet that uses no more than 1.28 gallons of water per flush (GPF), or 20% less than the 1.6-GPF models mandated by the National Energy Policy Act of 1992 (EPAct).</p>
<p>Texas House Bill 2667, which was signed into law by Governor Rick Perry on June 19, also sets maximum showerhead flow rates at 2.5 gallons per minute and urinal flush volumes at 0.5 GPF. Effective September 1 of this year, the legislation mandates that toilet and urinal manufacturers phase in HETs over the next four years, starting with 50% of in-state sales by January 1, 2010, and culminating with 100% by January 1, 2014. In addition, HB 2667 contains two other key provisions:</p>
<p>Any plumbing product certified by the federal WaterSense® Program is exempt from the new Texas efficiency standards. This marks the first time that WaterSense, which was unveiled by the U.S. Environmental Protection Agency in 2006, has been specifically referenced in a state law.<br />
HB 2667 repeals all manufacturer product-filing fees and testing requirements, formerly required by the Texas Commission on Environmental Quality, the state testing and certification agency.<br />
Strong coalition: Testifying on behalf of the legislation, which was filed on March 6 by Rep. Alan Ritter (D-Nederland), were Carole Baker of the Alliance for Water Efficiency and Karen Guz of the San Antonio Water System, in addition to PMI Technical Director Shawn Martin. Environmental groups, such as the National Wildlife Federation and the Lone Star Chapter of the Sierra Club, also registered their support for HB 2667, helping to speed its passage through both houses of the Texas Legislature this past April and May.</p>
<p>That relatively smooth progress through the legislature reflects the strength of the coalition that PMI helped build over the previous 12 months. Working closely with state environmentalists and water-conservation organizations, the association also maintained close communications with Rep. Ritter, who is the chair of the House Natural Resources Committee, and the offices of Gov. Perry, Lt. Gov. David Dewhurst, Sen. Chuy Hinojosa (D-Mission) and Speaker of the House Joe Straus (R-San Antonio).</p>
<p>“PMI members have successfully developed the various plumbing technologies that meet the demanding criteria of national WaterSense program, helping Americans to save water without sacrificing comfort or convenience. We actively support current legislative efforts — both federal and state — that seek to write these technological achievements into law in a consistent way from state to state, while also creating effective economic incentives for the installation of these products.”</p>
<p>“This is a major victory and an important milestone for PMI members and the plumbing industry in our efforts to promote the efficient use of water,” comments PMI Executive Director Barbara C. Higgens. “Our work in Texas is part of PMI’s overall strategy to harmonize water efficiency standards across the United States to make saving water an effective, practical reality for all property owners and businesses.</p>

These guys are United States astronauts, Ph.D, and now Space Plumbers. Not too bad, I'll bet there are some proud moms out there. Other than a lack of sleep, all is perfect.<BR>Things were not crazy enough with the business, and the kids, so we decided to add a baby to the mix. So far we haven't been disappointed. <div>     Another year down! Man they go by fast. I am always reflective during the holidays, and every year I am impressed with how blessed we are. We still live in the best nation on the globe, our family is growing, and healthy, our employees lives are enriched. A year ago I didn't have much hope that 2009 was going to be a very good year, but we have the best customers in Austin. Our phones continued to ring, and our builders continued to find projects, and here we are. Not quite the "boom town" we all grew so accustom to operating in, but Austin's market seems to have its own motor. So we find ourselves at the doorway to 2010 with a much more positive outlook than last year. </div>
<div>     It can be a little scary at times as the "Boss". There are a lot of families that depend on the phone ringing, and that next new building project. Sarah and I spend a little more time than normal on our knees praying for wisdom. My goal as a business owner has always been to provide the best possible service experience to our customers, provide the absolute best pay, benefits, environment to my employees, and lastly have a good time doing it. These exposed pipes are the most susceptible to freezing.</p><p>2.) If you don't already know where your <strong>homeowner's emergency water shut off valve</strong> is, locate it in case of emergency.</p><p>3.) Turn a trickle of warm water on in a faucet on an outside wall.</p><p>4.) Open cabinet doors to uninsulated pipes under sinks to allow heat in.</p><p>5.) Keep the heat on in your home to a minimum of 55 degrees.</p><p>6.) <strong>Unhook those water hoses and allow the hosebibs to drip!!</strong>!</p><p>If you turn on a faucet and nothing comes out, leave the faucet on, and inspect the pipes for a break. Being an Austinite, I know that probably isn't a big shock to hear, but if you know me, its a pretty big deal. If you were ever to ask me "Did you see the game last night?" You will typically be treated to " No. What sport do they play this time of the year?" Before you stone me, I understand that football is a pretty big deal. It has just been lost on me all these years. Until now.<br />
My oldest son Cort has been ridden with an as of yet undiagnosed illness that has had him under the weather for the last three months. It has been a tough deal. He has missed a couple months of school, and just felt terrible. Sarah and I stress about what to do, what doctor to see next. Is it right to send him to school or not... All that is to say we have had a pretty tough fall. On on of the many trips to Dell Children's we were blessed with the encouragement of a couple pretty cool guys. Colt McCoy and Foswhitt Whittaker. <br />
The best part of it was that they really seemed happy to be there. Cort was&nbsp;very excited about the deal, and we arranged our Saturday so we could see the game. Wow, those guys are pretty good. We thought we had better see the next game too. That Shipley kid isn't too bad either. Yeah, they really are good, and whats this? We didn't just catch them on a "good day".&nbsp; All reports in say these are some quality individuals. How cool is that? So, I bought an burnt orange hat.</span></div>

So we finally went to a UT football game. I clapped, cheered, whistled, and even shouted at the ref. Kansas limped home, and Colt, and Shipley played their last home game. Man, I just got into this, and hate to see them go. The good news is UT runs a fine program. While its great to be the best team in the nation, sportsmanship, and personal character are the things that made me a proud horns fan this season. Quality starts at the top, Mack Brown must be a pretty good guy too.&nbsp;<br />
We later learned that visiting Dell Children's&nbsp; Hospital is a Friday ritual for the team. If you look at the links below you can see that we were just one of the many blessed by these guys.</div>

<p style="margin: 0in 0in 0pt;">Now, throw a sprinkler system, a swimming pool, an extra kid or two, and come summertime, 15,000 gallons or more becomes a realistic number.</p>

<p style="margin: 0in 0in 0pt;">Before you go throwing stones, I have yet to meet the customer that builds a house that set out to use a swimming pool full of water every month.   </p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">I think we can all agree that 15,000 gallons is a lot of water, and maybe if you are in that category we could look into some options that will keep that water bill down, and save some water. (Apparently the City of Austin isn’t too concerned unless you are over 25,000 gallons per month! keep reading)</p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">The toilet is one of the huge water wasters that I love to replace. Odds are that your toilets are crappy performers anyway. So why not replace your old clogger for a dual flush? The dual flush can save up to a thousand gallons per month. Here is a cool <a href="http://www.caromausa.com/site_assets/www.caromausa.com/images/dynamic/Gallon%20Dual%20Flush%20Worksheet.xls">calculator</a> that I used for my family of five. We are will have a savings of 5,915 gallons per year! That’s some serious water!  That is around 500 Gallons per month. That’s a pretty good start in the right direction.</p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">How long does it take to get hot water to your bathroom, or kitchen? There is some of your water just going down the drain. It could easily be a gallon or more wasted while you wait for that hot water to show up. If you are in a house that suffers from this Wait Forever malady, you could be losing up to 30 gallons per day. That is 10,950 gallons per year. Now, This is an extreme case. I think most families will probably fall into a 6,000 per year waster water due to a water heater that is too far away. A <a href="http://www.savewaternow.com/how_does_it_save.html">recirculating</a> pump will solve this problem for you. Once you have a recirc system, you will find it hard to live any other way. That instant hot water is hard to beat. You will kick yourself for not having done it sooner.</p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">So there you are, just two solutions (toilets, and recirculating) that can easily save 10,000 gallons a year per family. <i>That </i>is a big deal. </p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">Here are a few more for you…</p>
<p style="margin: 0in 0in 0pt;">Have any drips? FIX ‘UM!  A steady <a href="http://www.awwa.org/awwa/waterwiser/dripcalc.cfm">drip</a> per second adds up to 3,154 gallons per year. That’s just crazy. One drip 3000 gallons per year. Don’t forget those toilets. They can be invisible drippers. </p>
<p style="margin: 0in 0in 0pt;"> </p>
<p style="margin: 0in 0in 0pt;">If you have automatic pool filler, check that thing regularly. A pool can be overflowing without ever looking like it. Once the water is over the waterproofed section, it can be leaking through your tiles, and decorative rocks, and you could have no idea. Luckily the fill valves tend to make a hissing sound when they are filling. If yours is, lift up the rod to accurate the valve. If it doesn’t stop hissing who knows how many gallons you are leaking out of your pool. </p>

    <li style="margin: 0in 0in 0pt; color: black; line-height: 18.75pt;">Use sprinklers that throw big drops of water close to the ground. Smaller drops of water and mist often evaporate before they hit the ground. </li>

<p>My wife and I had a new Navien tankless hot water heater installed at our residence on 5/14/09. We had been considering exchanging our old hot water tank for something much more energy efficient for a while now. The new tankless heater has been in use for about two weeks now, and we are more than pleased! It is comforting to know that the heater is not just sitting there, heating up water when it is not needed. In fact, it does absolutely nothing until a demand is put on it. The other great thing is the tax credit we will receive from the Federal Government for installing an energy efficient appliance!</p>
<p>We have 4 adults living in our house, and we have yet to run out of hot water from the heater. It is not uncommon to have both showers in use, and be running the dishwasher and washing machine at the same time.</p>
<p>We are going to be tracking energy savings on our gas bill in the coming months, comparing the same months from last year to these next 12 months. </p>

<p>A couple things to note on these bills. in 2008, we had<strong> 3 adults</strong> in the house. This year&nbsp;we have&nbsp;<strong>4 adults</strong>. We have a significant demand increase, but our bill is 50% less!</p>

<p>If you have done any research, you already know that solar water heaters are the absolute best way to heat your water. We do find that there a few things that can get in the way of you being a good fit for the solar option.</p>
<p>Got Trees? Who would have thought that trees could be a bad thing? When it comes to solar, trees can really get in the way of a solar system being the right thing for you. We also need to take into account young trees that might be growing into your available solar energy.</p>
<p>What about space? The tank that stores all this free hot water is typically an 80 gallon. These things are pretty big. They will need a good 30" minimum amount of space. The typical 40, or 50 gallon water heater can slip into a 24" closet. In a lot of cases we can set the water heater in the garage, and you can use your closet for storage.</p>
<p>If the solar water heater turns out to not be the right thing for you, don't be too sad. We have several other great options for you to consider.</p>

<p style="margin: 0in 0in 0pt;">For some reason when people think of solar power, the instantly think of generating electricity. Maybe it's all those calculators you have owned over the years. We call the electric generating systems photovoltaic (PV for short), and water heating systems, Solar Thermal. What should you do? Both would sure be nice, but the first thing you should do is add solar thermal. Depending on your exact circumstances you could be on the money making side of the cost of i<span style="font-size: 12pt; font-family: 'times new roman';">nstallation</span> in just a few years! <p>Did you know that the average age of plumbers in Texas is 52 and looking to retire?</p>
<p>Hiring friendly, technically skilled plumbers with good communication skills is not as easy as it sounds, but then you add in a limited hiring pool it can take us months to find the right guy for the job. There are few careers in this country that have as much opportunity for our young men as the trades do.</p>
<p>It seems like along the way we have lost pride in working with our hands and have put more value in a college education, even if it means coming out on the other side with a mediocre paying job. Now don’t get me wrong, I am not opposed to college! I just can’t help but be frustrated that so many talented young people are not being presented the option of a viable, well paying job with security. </p>
<p>In a recent blog post titled Real Work, the author George Briggs states, "I have seen the pressure parents place upon their kids to pursue "prestigious" careers, often disregarding the natural talents and interests of their children. I believe that people who are engaged in work that they love lead happier and more productive lives than people who are pursuing prestige or money. I encourage parents to support their kids in finding that career that resonates with them, even if it means looking to "real" work."</p>
<p>I think there may be a perception by some that being a plumber is a dirty job that any Joe Blow could do and that it is more of a fallback career because of a lack of options.<span style="font-size: 13px;"> </span>What most people don’t realize is that being a plumber requires an ability to not just work with your hands, but to think mechanically, be proficient in math, an ability in problem solving and for service technicians, good communication skills. This is not a career for dummies. In the state of Texas these guys must complete 8000 hours as an apprentice plumber before they can sit for the test to get their Journeyman’s plumbing license. </p>
<p>There are few career opportunities in this day and age where you get paid during your apprenticeship and are not saddled with student loan debt at the end. Here in Austin, the starting salary for plumbers is generally between $37,000 and $50,000. When you take into consideration the scarcity of plumbers and the importance of the job they do in being on the front line of disease prevention, it makes sense that they make as much as they do.</p>
<p>So come on! We need you guys. The health of our nation depends upon it.</p>

I have started playing around with a local Austin bass fishing tournament at Lake Austin. This is my fourth attempt, and luck was on our side. On a plumbing note, My partner is Randy Nelson. He is a great plumber, and even beter fisherman. I am gratefull to have him as a friend, and fishing partner. I'll post the story as <a href="http://ttz1.com/">TTZ</a> tells it...   </p>

<p>We had another great evening of weather and Lake Austin lived up to her big fish reputation tonight! Besides some very nice fish and an amazing 27.36 pound sack, the teams that came back to the weigh in witnessed a very rare pure bred smallmouth brought to the scales!</p>
<p>Many teams reported a very tough bite and and the weigh in was shaping up to be another battle of small sacks. After a couple of eight pound sacks were weighed, Greg and Wade brought up a very respectable four fish bag going 11.82 pounds. The brothers caught the majority of their fish Carolina rigging deeper grass edges on the northern end of the lake. With only two teams left to weigh in, most of us thought their bag would set the mark and hold on to take first place. Unfortunately for the Mehaffey’s, the last team to weigh in would eventually knock them into second place.</p>
<p>After another sack in the seven pound range left the scales, Randy and Brad calmly stepped up and proved Austin is one of the best lakes in Texas. After pulling out three fish between four and five pounds, they added another three pounder to their weight and led everyone to believe their fish were getting smaller. About that time is when Brad hoisted out a fish that anchored the team’s incredible 27.36 pound first place limit! Brad and Randy’s double digit kicker weighed in at 10.36 pounds and also earned them Big Bass honors. According to Randy, all their fish were spawning and came off beds. They had several beds located and only fished a select few, what’s even more amazing is they had another fish in the nine pound range flare up twice but were not able to stick a hook into her. Randy also mentioned there are other big fish in the area that haven’t locked down and are still cruising the shallows. When asked how they caught the spawners, Brad revealed their bait of choice was a Chompers Skirted Twin Tail Grub fished on a weighted swimbait hook.</p>
<p>Coming in third were Jay and Russell, their two fish sack weighed an impressive 9.58 pounds with a 5.99 pound kicker. Jr and Mike took home the Yamamoto and Kinami tackle pack for their fourth place finish.</p>
<p>In addition to the 10 pounder, there was another very nice fish caught by Lance. His fish weighed 7.79 pounds and is another great example of the quality fish you find in Lake Austin. Seeing huge fish brought to the scales is always nice, but tonight we also witnessed something you don’t come across too often on this lake…a smallmouth bass! Many were doubtful but after a quick check for the tongue patch came back negative, there was no question Wayne’s fish was a pure bred smallie.</p>
<p>So there you have it, there are smallmouth in Lake Austin and the fish are once again on beds; find the right bed and you could be walking away with the $300.00 Certified Arbor Care 11.34 pound Big Bass Bonus. Find a lake record bed and we’ll gladly pay you $25,000.00! Congrats again to the winners…Go Big or Go Home!</p>

It turns out that a City of Austin pressure reducing station failed some time last night. One of our customers had 175lb water pressure in his house! From a plumbers perspective, that's pretty scary. The City of Austin Water, and Wastewater tells us that the problem is isolated to the Lakewood - Cat Mountian area (North East between 2222, and 360) If you are in this area, give us a call, and we will get a plumber out and make sure everything is ok. So far we have encountered damaged toilets, shower valves, water heater T&amp;P valves (temperature, and pressure relief valves), and home owner shut-off valves. </p>

Over time, there are a few things that can go wrong to the best of systems. Trees can grow around your drain line, and the roots can lift, push, squeeze, and pull your drain line, causing all sorts of problems. Central, South, and North East Austin all suffer from expansive soil. As rains come, or don’t, the dirt in your yard is heaving up and down on a regular basis. This can cause the intended fall that the pipe should have (we call it grade) to flatten out or even belly. This will cause all sorts of clogs. That same expansive soil will also be moving your foundation. And of that is bad enough in itself, a few tons of concrete heaving up and down on your pipes aren’t doing them any favors. Now, PLEASE DON’T GIVE UP ON ME! WE CAN FIX WHATEVER YOU HAVE GOT! But before I let up on what seems like a lot of bad news, lets not forget old pipes. Cast Iron pipe, once the mainstay (and bane to plumber’s bad backs) was the primary option that was used on all indoor drain piping. There was a little galvanized, lead and copper pipe used, but the bulk of the older drain systems are piped in cast iron. Cast iron pipe isn’t all bad. We come into a lot of systems where it is holding up nicely. But over time in direct burial applications corrosion seems to get the better of it. First a little leak, then a little roots, and finally one big clogged mess! </p>

<p style="margin: 0in 0in 0pt">There are a few other “special” things that we run into out in your yard. If you are in one of the older downtown  homes, you may have clay, orangeburg, or concrete pipe. If we run into these specail products, the City of Austin requires us to not attempt to repair it, but replace it with a modern system with all the required cleanouts.</p>

<p>It is great to see the next generation of tankless heaters. We have come a long way. I had the opportunity to install a few of the early Bosch Aquastar (shudder), and saw the saw sad looks on the faces of the customers that bought in to the idea, and were barely able to get one shower out of one unit. Now, we put in one <a href="http://www.rinnai.us/tankless-water-heaters/r94lsi/">Rinnai 94lsi</a> (9 GPM), and you can run everything in your house with very little noticeable change in pressure. The only fixture that seems to put a dent in overall good flow is the roman tub filler, but really, how often do you fill your big ol' tub? </p>

<p style="margin: 0in 0in 0pt">We had an opportunity to install the smoking hot <a href="http://www.totousa.com/Default.aspx?tabid=115">Toto Neorest 550</a>. This one is the straight off the presses from the great minds at Toto. They continue to improve upon the original Neorest platform, and this latest model has a whole raft of new features. The first new thing you see is the nightlight that resides behind the seat. It kicks on, and the seat flips up as soon as you step near the toilet. Another big feature is the dual flush capability. Why not save water if you can? A cool thing about the Neorest series is the three available models are stand alone designs.  Not just the same toilet with an extra button here or there. Another thing that is totally fun is the Toto Sound Experience, or Neorest Sound Module. It comes with 18 or so pre loaded songs., and sound effects. It sounds great! The 2 tiny  (2” or so) speakers provided a pretty impressive level of sound quality. Just so you know the Sound Experience is an upgrade (500.00ish) this is not clear at all on the Toto web site. I found out the hard way… I have talked with some Toto people, and hopefully they will get this cleared up so people aren’t confused. Like the other Neorest toilets, it has the front, and back bidet feature that is fully adjustable, for temperature, and pressure. The heated seat, and blow dryer are also capable to be adjusted for your personal preference. </p>
